interior design & custom remodels  – thoughts from our team

Fostering collaboration and trust between working teams of talent is essential to a project’s success. The process of building or renovating a home is deceptively complex. Many homeowners make the mistake of believing they can avoid the expense of a general contractor or a design professional by being more “hands on” in the process. While many aspects of home improvement are perfectly manageable by the owner, others are fraught with potential problems and a steady stream of decisions and judgment calls, the answers for which require years of experience and expertise.

Setting forth with the right team of talent is crucial to the success of a project. Like a well oiled engine, builders, contractors, architects, and designers have reciprocal relationships that impact the proper efficiency and smoothness of a job. Each “part” is integral to the functionality of the whole and each trade moves the project forward at different junctures in the process.

Often, the lines blur between the various trades during the course of a renovation. For example, there are times when early stage plumbing or electrical decisions will have an impact on interior design finishes or times when an architectural draft may conflict with the execution of construction plans. As a result, renovation can be a bit like a rolling expedition into parts unknown. All parties must be able to think on their feet and be willing (at times) to make unexpected twists and turns in the plan for the benefit of the final result. The need for having diverse expertise available in a timely manner for these issues cannot be underestimated.

Ultimately, a beautifully finished kitchen that is awkward to use is just as disappointing as a highly functional kitchen that feels uninspired or cold. For this reason, we at eco urban pride ourselves in our resources and complimentary trades. As always, it’s not just what you know but who you know that can make the difference.

02_Conceptual_Renderinglandscape & design plan

The concept landscape design plan is appropriate for obtaining competing contractor bids and for homeowners who wish to do it themselves, pending approval from an HOA after project submittal. The design fee is dependent upon the site analysis, complexity of the project, size of lot and the difficulty of the design. The landscape design plan includes the following: Landscape elements including plants, shrubs and perennials including names and amounts required as part of a color coded legend. Hardscape elements including retaining walls, patios, decks, walks, water features, fire features, landscape lighting, artwork and other elements that are a part of the design. Existing elements such as driveways, walks and patios – identifying any areas to be removed as part of the plan. Approximate map of existing irrigation system with recommended changes including conversion to water saving drip systems when appropriate. Comprehensive list of materials such as stain/paint colors, rock/brick types, and mulch types with local suggested retailers stocking each item. Design time includes any and all time spent in the process of drafting, plant research and selection, and additional client meetings (beyond the initial consultation).

Hardscape elements including retaining walls, patios, decks, walks, water features, fire features, landscape lighting, artwork and other elements that are a part of the design. Complete planting map which includes botanical names, common names, quantities, and size of plants. Plant locations are noted with matching symbols in a legend. Detailed materials list including quantities, costs and sources for each. Approximate map of existing irrigation system with recommended changes, including conversion to water saving drip systems when appropriate. Includes recommendations for sprinkler heads for coverage patterns appropriate to the needs of selected plants. Design time includes any and all time spent in the process of drafting, plant research and selection, client meetings (beyond the initial consultation), and any time or expenses related to administrative matters.
